Challenge
Hines, in partnership with Ivanhoé Cambridge and McCaffery, planned to develop their visionary, future-forward T3 product in the Denver’s River North (RiNo) District. RiNo is Denver's hot alternative submarket, known for its graffiti art, brewpubs and other trending cultural attractions. It’s experiencing a huge wave of commercial, hospitality and residential development. The development team completed their market analysis and knew that companies seeking young and ambitious talent would be hungry for the chance to consider offices here, but the area still had rough edges. They asked Torque to chart the course for the property marketing, by balancing the community’s artistic roots with the advantages as a business location, all wrapped into the recognizable T3 story.

Solution
Because of our experience and past work, we knew that the T3 product, with its approachable timber loft inspired format and state-of-the art mechanicals would be a natural fit for the submarket. And we were equally enthusiastic about the RiNo culture and energy as a site for that product. Torque developed the property story using our Emergent, Ideal State collaboration process. We workshopped with all three developers to be sure we were hitting on all the important points of the property promise, and putting the stories in the hands of the JLL leasing team.
