This was a tale of a well established neighborhood going to the next level. The development—and the marketing—needed to be contextual, to authentically convey the quality and character of the renovated existing space and new construction. The project includes multifaceted mixed-use components with top-notch multifamily rental, retirement condos, retail and office spaces.

Solution
Torque supported Hines in leasing four office spaces plus an office penthouse. McCaffery, the development partner, brings a local community sensibility to the project, which we referenced with the messaging: “Neighborhood office you’ll love.” We emphasized open floorplate, private terraces for every office and all of Lincoln Park in your backyard: working in a neighborhood. We also showcased lots of programming in the circular rotunda, as well as top-tier retailers including Equinox fitness club, Kohler Waters Spa and various celebrity chef restaurants.
Marketing Initiatives
We promoted the offices through direct mail, email blasts, and deal announcement emails to brokers. Other pieces included a sales brochure and drone video.
